Your roof.
A new layer
of protection.
Roof coating and restoration options for eligible metal and low-slope roofs. Start with the roof you have—and a plan built around what it needs.
Give your existing roof
a closer look.
An aging roof does not tell the whole story from the ground. Its materials, condition and drainage all matter when considering whether a coating is appropriate.
LoneStar Air Sealers reviews roof coating projects throughout the Brazos Valley and Montgomery County. We help you explore compatible systems and define the preparation, repairs and detailing your project requires.
Is your roof
a candidate?
A coating is an option for a suitable roof assembly. The review starts with what is already there, including any conditions that need attention before application.
Some roofs need substantial repairs or replacement. A coating should not be used to cover unresolved moisture or an unsound roof assembly.
Different roofs.
Different requirements.
We review coating options around the existing surface and its operating conditions. The specified system determines the preparation, detailing and finish.
Metal roof coatings
Review coating options for eligible metal roofs, including preparation around corrosion, seams, fasteners and penetrations.
Low-slope roof restoration
Explore compatible systems for eligible low-slope roofs. Existing materials, drainage, moisture and adhesion requirements guide the review.
Seams & roof details
Include the transitions that need attention: laps, curbs, edges, fasteners and penetrations. Detailing follows the selected system’s requirements.
Existing coated roofs
Evaluate previous coatings before adding another layer. Compatibility, adhesion, deterioration and repair needs help determine the next step.
Roof protection
goes beyond the field.
The broad roof surface is only one part of the project. Seams, penetrations and connections need to be considered in the scope before the main coating is applied.
| Roof condition | What we review |
|---|---|
| Seams & fasteners | Condition, attachment and compatible treatment or reinforcement where specified. |
| Penetrations & transitions | Vents, curbs, edges, flashing and connections to adjacent materials. |
| Corrosion & deterioration | Cleaning, removal of unsound material, repair needs and compatible priming. |
| Drainage & moisture | Water accumulation, drainage conditions and any additional investigation or repairs needed. |
| Previous coatings | Existing material, adhesion and compatibility with the proposed system. |
A better plan
starts at the surface.
Understand the roof.
Start with roof type, approximate size, age and known problems. A site visit or further assessment may be needed to establish suitability.
Address what matters.
Define cleaning, compatible repairs, surface treatment, priming and detailing according to the selected coating system.
Apply the specified system.
Product requirements guide coverage, thickness, weather conditions, application and curing. The scope is tailored to your roof.
Choose the system.
Then the finish.
Where suitable, reflective coating options can be considered as part of the project. The first priority is compatibility with the existing roof and the conditions it faces.
Color and finish choices depend on the selected product. Any expectations for temperature, energy use, service life or warranty should be based on the specific system and building conditions.
Your roof coating questions, answered.
Can my existing roof be coated?
Possibly. The roof needs to be reviewed for its materials, condition, drainage, moisture and compatibility with the proposed system. Some roofs are suitable for restoration; others need repairs or replacement first.
Will a coating fix a leaking roof?
The source of the leak needs to be identified and addressed. Compatible repairs and detailing may be included in a roof coating project, but applying a coating over an unresolved problem is not a substitute for the necessary repair.
Can you coat a metal roof?
Eligible metal roofs can be considered. Existing corrosion, seams, fasteners, penetrations and previous finishes help determine the preparation and coating specification.
What if water sits on the roof?
Drainage and areas of standing water need to be reviewed before product selection. Do not assume a coating will correct poor drainage or that every coating is suitable for prolonged water exposure.
How long does a roof coating last?
Service life varies with the product, preparation, installed thickness, roof conditions, exposure and maintenance. We review the selected system’s documentation rather than assigning the same lifespan to every roof.
Is there a warranty?
Ask about the terms available for the proposed project. Any warranty depends on the selected system, eligibility, installation requirements and written terms; coverage should be confirmed before work begins.
How much will the project cost?
Roof size, condition, preparation, repairs, access and the specified coating system all affect cost. Send photos, approximate dimensions and any known problem areas so we can discuss the next step.
A little information.
A clearer next step.
Tell us what you know about your roof. We’ll help you explore whether a coating review makes sense.
Send your project location, approximate roof size, roof type and photos. Include any known leaks, previous repairs or existing coatings.
